Our Initial Goals We hope this web site will help you in a variety of ways. Initially, we have ascertained three separate problems in trying to work with borrowers in default. We're sure that we'll find more as we continue to work with you but here are the three problems we're trying to tackle first: 1. Provide a Reliable Source of Information The mortgage industry recognizes that today most borrowers search the Internet to obtain information and explore their options when there is a problem with their mortgage. While many sites provide excellent information, other sites can sometimes be inaccurate and still others even damaging. We are very concerned about web sites that mislead borrowers or worse yet, attempt to take advantage of their circumstance. This site is provided as a safe haven, a place to obtain accurate and timely information to help you understand the default process and the various avenues made available by the mortgage industry to help you avoid the loss of your home. 2. Reach You In An Non-Invasive Way We can't help you until we can reach you, and we're having BIG problems reaching you. Mortgage lenders go to great lengths to reach their borrowers in default because the first step in helping you is to discuss with you your situation and determine if we might be able to help. However, many times our calls are unanswered and there is no response to our many letters and other communications. In many ways, this is completely understandable; a mortgage borrower in default is often in default with other creditors as well and the calls and correspondence from these other creditors can be overwhelming. A natural reaction to this onslaught is to simply avoid the situation and not take calls or even open mail. Also, borrowers are sometimes embarrassed or scared to speak to their mortgage lender. And finally, some borrowers are simply unavailable during the hours that the mortgage lender is available. We don't want to make matters worse; we just want to reach you to see if we might be able to help. This web site is a non-invasive way of reaching you without you having to speak to anyone. Also, it's open 24 hours a day, 7 days a week. 3. Educate You So That We'll Be Better Able to Work With You to Resolve your Problem Mortgage default, and the resolution of that default, is a very complicated process. There are loan documents, investor and insurer requirements, and a variety of state and federal laws that must be carefully considered. It requires a legal degree to fully understand the process. We cannot and will not give you legal advice. However, we will try to provide you with some basic education so that at the very least you have an idea, from the mortgage industry's perspective, of where you stand and what alternatives exist. We have found that the better informed a borrower is as to the loss mitigation alternatives, the better we are able to work out a solution with that borrower. |
